Where the land justifies it, we replace an aging Bellevue rambler with a ground up custom home, with feasibility run honestly first.
Explore ServiceWhy MNBE in Bellevue
We've taken ADU plans through Bellevue's intake, plan check, corrections, and inspections, so we know which comments their reviewers actually send back and draw to them before we submit. Fewer correction cycles means months saved, not weeks. Every submittal and every response is handled by us, never a third party expediter.
The Somerset and Newport Hills hillsides are some of Bellevue's best view lots, and some of its most regulated. We coordinate the geotechnical report early, design foundations and drainage to the slope, and run critical area review in parallel with the building permit instead of letting it stall the project.
Our attached ADU in Bellevue (concrete foundations, full framing, roofing, kitchen, HVAC with mini splits) finished in 2024 and passed every City of Bellevue inspection without an issue. See the full project, and the homeowner's verified five star review, on the project page.
What We Build in Bellevue
A freestanding backyard home with its own entrance and address, the strongest rental performer. Larger East Bellevue parcels and Bridle Trails' half acre equestrian lots take a DADU comfortably, often with room to spare for the second unit HB 1337 allows.
Connected to the main house by a shared wall or addition, and the most popular choice in Bellevue, where lot coverage and impervious surface caps can make a freestanding structure tight. It's the type we completed here in 2024, and usually the faster permit.
Much of Bellevue's 1960s and 70s housing stock (Lake Hills, Crossroads, Newport Hills) sits on daylight basements that convert beautifully into legal dwellings with a separate entrance, full kitchen, and code compliant egress.
On many West Bellevue lots, land value justifies replacing an aging rambler outright. We run that feasibility honestly (sometimes the right answer is a ground up custom home, not a remodel) and build it under the same license and fixed price contract.

FAQ
Answering the questions Bellevue homeowners ask us most about building an ADU.
Yes. Under Washington's HB 1337, Bellevue must allow at least two ADUs per residential lot, typically one attached and one detached. The practical ceiling is your lot's coverage and impervious surface limits, plus setbacks and any critical areas. Many Bellevue lots fit a basement conversion plus a backyard DADU; we confirm what your parcel supports during the free site visit.
Often a couple of months for a complete application, faster than the longer waits at Seattle SDCI, though Bellevue Development Services doesn't publish a guaranteed turnaround. The biggest variable is correction cycles: a first submittal that anticipates Bellevue's standard plan check comments can save a full round, which is weeks. Critical area lots on the Somerset and Newport Hills hillsides add review.
There's no honest generic number: on Bellevue lots, slope and soils, utility tie-in distances, excavation access, and finish level move the total far more than floor area does, and city permit and review fees come on top of construction. After one free site visit you get a written fixed price bid, line by line, and that number is what we build to.
Thank you for considering MNBE for your Bellevue ADU or custom home. We respond within one business day, Monday through Saturday.
We design and build the full Eastside, from flat infill lots to the steep, wooded view parcels above Lake Washington and Lake Sammamish, on a build calendar shaped by Puget Sound's wet winters and short, busy summer season. Whatever your terrain and whatever your lot can support, our crews and our Bellevue permit team already work there.
