We are a custom home builder serving Seattle and the Eastside, from Bellevue and Kirkland to Redmond, Sammamish, and Mercer Island. We design and build the whole home, from the first sketch to the final inspection, so you never manage an architect, a separate contractor, and a permit expediter yourself. It is one founder led team and one contract.
New construction takes a few forms. Most projects start as custom home builds on a lot you own or are buying, while a whole home teardown rebuild in Seattle replaces a tired house on a great lot. On the right parcel we also build HB 1110 middle housing such as duplexes and townhomes, plus infill new construction on smaller urban lots. Every one of these begins with a site feasibility study that confirms slope, soils, utilities, access, and zoning before we design. We work in modern Pacific Northwest design built for our light, our weather, and our hillsides, and you can pair a primary home plus an ADU, since Washington's HB 1337 now allows up to two accessory dwelling units on most single family lots. We handle design, permits, and construction for all of it, and after a free consultation we will tell you what your lot will actually support.

Every home is priced to your specific lot and plan, never a generic per square foot number. The lot itself is the biggest variable, slope and soils, utility connections, access, off street parking, and finish level move the total far more than square footage does, so we walk the property and study feasibility first. After we design to your goals you get a written fixed price that covers design, permits, and construction, and the number we sign is the number we build to.

Plan on roughly a year and a half to two years from first consult to final inspection, longer for a large or highly detailed home. That spans design and engineering, permitting at Seattle SDCI, and construction. At SDCI a simple new home targets about a two week initial review, while a structurally complex home runs closer to eight weeks, plus corrections.

Yes, and it's one of the smartest ways to use a Seattle lot. Under Washington's HB 1337, effective July 2024, cities in urban growth areas must allow up to two accessory dwelling units on single family lots, with no owner occupancy requirement. We design and build your primary home plus a second unit under one design build contract, for rental income or multigenerational living.
