Redmond DADU. From 100-year-old structure to modern detached ADU.

A standalone 100-year-old structure sat unused on the property. We took it down to the studs and rebuilt it as a code-compliant modern DADU. New foundation, new framing, new roof, new windows, new mechanicals, new everything. The original bones are what survived.

The Story

A second life for an outbuilding.

The owners had a Redmond property with a small standalone structure that had been sitting unused for years. It might have been the original primary dwelling on the lot a hundred years ago. By the time we got there, it was just standing.

The economics of building a brand-new DADU from scratch were strong, but the bones of the existing structure were worth preserving. We proposed a different path: keep the foundation footprint and the original framing where structurally sound, gut everything else, and rebuild the structure as a code-compliant modern DADU under HB 1337.

We took the whole thing down to the studs. New siding, new roof, new windows, new doors, new plumbing, new electrical, new HVAC, new insulation, new floors, new finishes. The only thing left was the original bones. The result is a finished DADU that reads as a fresh build but draws from the existing structure's character and lot positioning.

Aaron supervised the project from foundation reinforcement through final inspection. The DADU is now generating rental income for the owners.

The Build · Chronological

Ten stages, three months start to finish.

From the early frame to the finished kitchen, bath, and laundry. Every photo from the actual job site, taken by Aaron and his crew during the work.

  1. Early framing

    Full OSB exterior shell with the new shingled roof, doors and windows roughed in, blue insulation pallets staged on the lawn. Weather-tight envelope reached.

  3. Plumbing rough-in
